Overton View, Water Orton

Develop Warwickshire’s third housing development in for planning.

The Develop Warwickshire Joint Venture (JV) between Warwickshire Property and Development Group (WPDG), Warwickshire County Council (WCC) and leading house builder Countryside Partnerships submitted a reserved matters planning application in July 2023 for the proposed redevelopment of the allocated former Water Orton Primary school site.

The development known as Overton View will deliver c. 55 high-quality new homes. The scheme will deliver a range of well designed one, two, three, and four bedroom houses and bungalows in order to suit all prospective homeowners, this will include 30% affordable housing. The plans include the retention of the Victorian school building for conversion into residential dwellings that respond to the character of Water Orton.

A second consultation event took place on 18th July 2023 in Water Orton and was well supported by local residents, councillors, and interest groups alike. Feedback received has helped shape the latest set of plans submitted for planning where the JV has regular dialogue with North Warwickshire District Council to help shape the development proposals.  A planning consent is anticipated in the spring of 2024.

The Scheme will:

  • Provide a central open space and green infrastructure on site in line with planning policy requirements, designed to retain existing trees and hedgerows, create a net gain to biodiversity by providing space for wildlife and people to enjoy.
  • Use retained trees as key features within open spaces and to terminate key views
  • Adopt the secure by design principles using a perimeter block approach to maximise natural surveillance of public spaces and protect private back garden areas.

The scheme will support locally sourced employment for the construction of the dwellings during the build period.
