New District Centre
WPDG is bringing forward a proposal for the development of vacant land at the heart of the Milby Meadows development in Nuneaton for a District Centre. The proposed scheme is split into two phases; Phase 1 comprises of retail and nursery elements whilst Phase 2 proposals are to provide a residential care provision.
The scheme is intended to serve as a focal point for the community, create jobs and provide amenities for local residents that are not currently available in the area.
Phase 1 of the development will comprise of a convenience store and a children’s day nursery alongside smaller retail units.
The indicative timeline for this phase is:
Background
The Milby Meadows development, under the Outline Planning Permission (ref: 035279) when completed will provide c.1,700 new homes, a secondary school, district centre and leisure uses. Milby Meadows will feature a mix of two, three and four-bedroom properties for private sale, private rent and affordable housing. Further information on the residential development can be found on the webpage dedicated to Top Farm (Milby Meadows) Nuneaton found under the Current Developments tab.
The proposed new District Centre is centrally located within the wider strategic residential site allocation to the north of Nuneaton with visibility from passing traffic off the newly constructed Upper Farm Drive and the proposed Northern Link Road.
The proposals for the District Centre are are broadly the same mix of uses as envisioned at the Outline Planning Application stage, but the overall scale of retail and commercial floorspace has been designed in line with market demand.

Consultation Feedback
We value input from the community on our developments and carried out a consultation process in June 2026.
Comments were received through consultation feedback forms which were available to download from our website, in hard copy from the Sales office or via post.
Proposed Site Plan
The proposed site layout provides an anchor convenience store, serving daily and top-up food shopping needs, supported by smaller retail units alongside a children’s day nursery. In accordance with Nuneaton and Bedworth Borough Council’s Supplementary Planning Document for Strategic Environment Assessment, the retail and nursery units will meet BREEAM Very Good standard.
Electric vehicle charging points will be provided to 10% of parking spaces and at least 1 electric vehicle charging point for every 10 disabled bays.
The wider Milby Meadows development encourages passive modes of transport through the provision of extensive walking and cycling routes which are planned to connect with the District Centre. There is also proposed cycle parking within the District Centre.
