Warwickshire military charity secures new 20-year lease on headquarters

A Warwickshire military charity has secured a new 20-year lease on its headquarters in Nuneaton that will continue to be a safe and open space for veterans in the region.

Veterans Contact Point supports people who have served in any of the UK Armed Forces and live in the Coventry, Solihull and Warwickshire area.

The charity has agreed a new long-term lease on its headquarters on Bentley Road in Nuneaton with Warwickshire County Council, through its managing agent Warwickshire Property Management Ltd (WPM).

The military charity, which is supported by 12 volunteers and employs three former veterans in full-time positions, was granted a new lease, with continued support from the County Council for the much-needed charity.

This will enable the charity to focus on investing in its services and support for the 250-plus veterans it supports directly and indirectly annually.

Veterans Contact Point formed in 2009 as a volunteer support group and became a military charity in 2012. It was one of the first community charities of its type and now has branches in Nuneaton, Atherstone, Dordon and Warwick.

Its headquarters has been at The Horsa Building on Bentley Road since 2013 and will remain there until at least 2042.

The charity receives no core government funding and relies on public donations, project funding and grant funding.

Len Hardy, CEO of Veterans Contact Point and one of its founders, spent 25 years in the armed forces.

He said: “From our headquarters in Nuneaton we provide one-to-one support, delivered by people who have been in similar situations. We never turn anybody away. The price of a cup of tea might save a life, it’s as simple as that.

“Being supported by the County Council is hugely important for us. Once we cover our running costs, the rest of our funding and donations can go directly to supporting the armed forces community.

“This allows us to plan better interventions, increase our involvement in the local community and it gives us the security to plan for the future.”

Jeff Worthington left the army in 1997 and came to Veterans Contact Point looking for help in 2020. He has now worked for the charity for more than four years helping other veterans in need.

“We have a lot of veterans walking through the doors looking for help who have nowhere else to go, and without this building we wouldn’t be able to give them that opportunity,” he said.

“There is a great emphasis here on being approachable and easy to access. Whether you visit our centre or give us a ring, you will be speaking to someone who has been in similar circumstance themselves.”

WPM is part of Warwickshire Property & Development Group (WPDG), which manages the Warwickshire County Council leased portfolio.

Wembrook Community Centre secures long term lease

A community centre in Nuneaton will be able to apply for vital grants to maintain and grow its offer to residents after securing a new 25-year lease.

Wembrook Community Centre has signed a new long-term lease on its current premises on Donnithorne Avenue with Warwickshire County Council, through its managing agent Warwickshire Property Management Ltd (WPM).

The centre is at the heart of the local community and was set up in 2012 to support residents in the area – now hosting more than 14 groups and events every week.

By sealing a new 25-year lease, the centre will be able to apply for various streams of short and long-term grant funding.

It has already secured a grant from Warwickshire County Council’s Social Fabric Fund, which will be used to improve its facilities, accessibility and open a new garden area to support a gardening club.

Wembrook Community Centre welcomes more than 200 visitors through its doors each week and is a hub for people of all-ages in the local community, from hosting youth clubs, holiday clubs and slimming world, to welcoming elderly residents for friendship clubs, a dementia club and a weekly drop-in session for Citizens Advice.

The centre also operates a community food pantry, in partnership with Feed the Hungry, to support local people in need.

It is also hosts a community café on Wednesday and Fridays, which is a Warm Hub, and is run by students from Oak Wood Secondary School as part of a work experience programme to give the students hands-on job experience.

Bill Sheppard, Secretary for Wembrook Community Centre, said: “Our goal is to serve the community and its needs as much as we can. “

“We’re pleased to have secured a new long-term lease on our building. It gives security for residents to know that we will still be here for the next quarter of a century, and it gives us the opportunity to grow by pursuing new grant funding.”

“This will allow us to grow the groups we currently have and improve the facilities we provide, but also to continue to develop what we do and support even more people from the local area.”

Property Personality of the Year 2025

Stuart Buckley has been recognised as Property Personality of the Year at the Insider Midlands Residential Property Awards 2025.

Stuart is Managing Director of Warwickshire Property & Development Group (WPDG) and has been a driving force behind the group since it was formed in 2021.

He received the award as part of the Midlands Residential Property Awards ceremony Edgbaston Stadium, an evening that celebrates the talent, professionalism and hard work of the region’s residential property sector.

Stuart was recognised for his role in projects across the West Midlands over the course of his 25-year career in the property sector.

He led projects at Advantage West Midlands, the regional development agency for the region before joining what was to become Homes England in 2011.

The award ceremony highlighted notable achievements from that period including the acquisition of key sites in Digbeth, Whitley Pumping Station in Coventry, Lighthorne in Warwickshire and securing a development partner for the former James Bridge Copper Works in Walsall.

Stuart joined WPDG as founding Managing Director after 10 years at Homes England and has helped to build the group to become one of the most active developers in Warwickshire, driving value for Warwickshire County Council through the delivery of commercial and residential developments.

WPDG now has a pipeline of more than 2,500 housing plots, 250,000 sq ft of small industrial and commercial units and is set to unlock hundreds of further homes over the next year.

Stuart said: “I am quite shocked! It was a massive surprise and I’m very proud to have won this award.

Fusiliers Way takes centre stage at UKREiiF 2025

Plans to create a dynamic new commercial hub in Warwickshire – as part of a wider regeneration scheme – will be showcased at a major property forum.

Warwickshire Property & Development Group (WPDG), Warwickshire County Council’s arms-length property development company, will show off its vision for Fusiliers Way, located between Leamington Spa and Warwick, at UKREiiF in Leeds later this month.

The Fusiliers Way proposal will be central to WPDG’s promotional activity at UKREiiF, where it will join forces with Warwickshire County Council as one of the authority’s official partners.

The scheme would see the development of 16 units across 43,000 sq ft of commercial space to support SMEs and local businesses. Fifteen of the business units would range from 1,000 sq ft to 3,500 sq ft. The application, which has been submitted to Warwick District Council, also features the footprint for a larger 15,000 sq ft building.

Fusiliers Way aims to deliver high quality, sustainable and energy efficient units, built to BREEAM Very Good and EPC A standards.

Stuart Buckley, Managing Director at WPDG, said: “We’re looking forward to joining our partners at UKREiiF to highlight our recent successes and to showcase what we have coming up.

“After the success of our Sucham Park scheme in Southam we are pressing forward with a pipeline of sites that can provide high-quality space to support SMEs to grow and thrive in Warwickshire.

“We are expecting to start work this summer on our scheme at Fusiliers Way, which is part of a wider masterplan to create a mixed-use community in the area.

“Alongside our successful joint ventures, we are ramping up WPDG-led activity at two residential sites in the region– with two further direct delivery sites set to come through over the coming months.

“This means we are in a great position to meet with potential residential development partners and occupiers for our upcoming commercial schemes – and we hope to do this at UKREiiF.”

If approved, phase one of Fusiliers Way will provide purpose-built space for expanding businesses and start-ups in the area and help to create in the region of 85 jobs.

The second phase would seek to deliver a local centre to support the area’s growing neighbourhood and business community, including a convenience store, children’s day nursery and coffee shop.

WPDG is one of eight organisations across the public and private sectors that Invest Warwickshire, Warwickshire County Council’s inward investment team, will partner at UKREiiF, taking place from May 20 to 22. The partnerships will see each organisation involved in panel discussions Invest Warwickshire is hosting at UKREiiF, the UK’s largest real estate event and conference.

Mark Ryder, Executive Director for Communities at Warwickshire County Council, said: “Warwickshire is one of the most dynamic economic locations in the Midlands and the UK. The county is a popular destination for both UK and foreign direct investment, and the area is home to some of the most important commercial property developments such as Coventry & Warwick Giga Park, one of the eight UK Investment Zones, MIRA Technology Park South Site and major town centre opportunities like Transforming Nuneaton, Creative Quarter Leamington Spa and Rugby Town Centre.

“UKREiiF is a great opportunity for us to promote our partner organisation, Warwickshire Property Development Group and the new homes and SME commercial space being developed by them in the county, and Warwickshire County Council’s Property Infrastructure Fund, which can lend up to £10m to bring forward commercial development projects in support of growth and jobs.

“We also look forward to working with a range of partners, including Tritax Big Box, IM Properties and Stoford to promote new development opportunities in the county and local area at the event this year.”

WPDG was formed in 2021 and is delivering projects to realise the value and economic impact of Warwickshire County Council assets for the benefit of residents in Warwickshire.

Its first commercial development, a 42,200 sq ft industrial scheme in Southam, completed last year and is now 100 per cent let.

The Group is also delivering around 2,000 homes through its Develop Warwickshire joint venture with Vistry Group and WCC, and its own direct delivery.

New lease of life for Broomey Croft Farm

A former children’s farm in North Warwickshire is set for a new lease of life as a destination for dogs and their owners.

Broomey Croft Farm in Kingsbury will be transformed into a canine centre providing a new dog-friendly haven in the area.

It will feature dog exercising paddocks, walking routes, a farm shop selling local produce and will also be home to dog training business K9 Solutions.

The new canine centre will be run by Jarryd Bassett and Nathaniel Lewis after they signed a 10-year letting agreement for the land with Warwickshire County Council, through its managing agent Warwickshire Property Management Ltd (WPM).

Nathaniel owns and runs K9 Solutions and the dog training business is already operating from the farm, while work gets underway to create the new canine centre.

Jarryd and Nathaniel will also continue to operate the land as a working farm and have previous experience of managing smallholdings.

The pair are in the process of renovating the farmhouse on the site and will then set about work that will prepare the farm for visits from members of the public.

Plans include building turning paddocks in the fields for dog exercising, which will benefit dogs that get stressed on walks and who struggle with walking anxiety.

 

The new coffee and farm shops are anticipated to be welcoming their first customers by the end of the summer.

The coffee shop will include a space available for local community groups to hire and the shop will sell produce from Broomey Croft Farm and other farms in the local area.

Jarryd said: “Our goal when everything is up and running is to have a space for all of the local community to visit, with a focus on providing a safe and dog-friendly environment.

“We have lots of exciting plans in the works, including weekend fayres for local businesses and creators, and days where we encourage dog owners with specific breeds to visit us.

“We are working hard to get the farm in a position to open it back up to the public, after previously being a popular children’s farm, and we hope to be able to welcome our first visitors in the summer.”

Nathaniel added: “The coffee shop will be the first part that we open on the site, but we are already running the dog training business from the farm.

“It’s a brilliant space with a lot of potential. It’s a great location with good transport connections, meaning we are easy to reach whether bringing your dog to a training session, visiting for a cup of coffee in a relaxing setting or enjoying a walk around the site.

“This will be a business and attraction rooted in the local community.”

Chloe Britton joins development team

Chloe Britton has joined Warwickshire Property & Development Group (WPDG) as a Senior Development Manager.

She is a property professional with more than 10 years’ experience in a variety of property matters including Section 106 tenders, land and property acquisitions, retrofit, demolition and housing delivery.

From her previous position at Rugby Borough Council, Chloe has built a strong expertise in social and affordable housing delivery and acquisitions, and will be working across retail, residential and commercial developments at WPDG.

WPDG was launched by Warwickshire County Council to realise the full potential of the Council’s development sites, commercial buildings and mineral rights across Warwickshire.

Chloe said: “This is a great opportunity for me to move into a senior role and work in a fast-paced environment, which is exactly what I thrive in.

“There is already a brilliant team in place. I look forward to bringing to the table my affordable housing expertise and experience with local authorities to ensure homes are delivered and sold to the right standards and correct specifications.

Supporting communities through property

Warwickshire Property Management (WPM), part of Warwickshire Property & Development Group (WPDG), manages lettings and tenancy matters on behalf of Warwickshire County Council.

At the heart of WPM’s work is a strong commitment to ensuring that public assets are managed in a way that brings long-term value to local communities.

Mandeep Padan, Asset Manager, discusses how the team balances commercial property management with social impact and how her career journey has shaped her approach.

A community-focused approach to property

When people think about property management, they often focus on the technical aspects – leases, rent reviews, and contracts.

But at WPM, we’re just as focused on the social side. We want to make sure our assets benefit the communities they sit within, whether that’s through a thriving local café in a country park or a well-used community centre.

Each asset requires attention, a vision, and a plan – but most importantly, they need to serve the people they were intended for.

My portfolio includes a variety of spaces, from rural parks and open spaces to urban community hubs and flexible-use retail sites. Our team works closely with tenants and stakeholders to ensure these properties are not only financially sustainable but also support wellbeing, local enterprise and access to essential services.

I absolutely love the challenge of getting these businesses into new premises and then supporting them to make their dreams a reality. It has been incredibly rewarding seeing vacant or underused properties take on a new life.

We have the privilege at WPM of managing a diverse range of properties that are at the heart of the communities we serve.

As part of the Asset Management team, I am involved in a broad spectrum of property-related projects across Warwickshire, including licence agreements, lease renewals and the acquisition of new leases.

A significant aspect of my role focuses on ensuring that commercial activity delivers meaningful benefits to local communities, while also supporting long-term business sustainability within the region.

My recent work has centred around the management of public assets such as country parks, community centres, cafés, and flexible food and beverage concessions. These spaces play an essential role in the community life, and I’m committed to maximising their social and economic value through effective property management and strategic planning.

I began my career in the residential real estate sector, gaining a solid foundation in property consultancy within the agency settings. I later transitioned into the social housing sector, working with a not-for-profit organisation. This role enhanced my understanding of diverse property types and allowed me to contribute to positive social outcomes by supporting strategic housing initiatives and community development.

Subsequently, I moved into the commercial property sector within local government. Here, I have been able to integrate my prior experience across residential, social, and commercial property sectors, applying this knowledge to the management of public property portfolios and the delivery of long-term, community-focused asset strategies.

I’m now able to apply this experience to help the Council achieve its broader goals. Public property must work harder – not just financially, but socially. Our challenge is to find tenants who align with community needs, support them to grow, and ensure our spaces remain flexible and accessible.”

One area of recent focus has been the management of flexible food and drink licences, a growing part of the team’s remit. These small businesses, such as cafés, pop-ups and kiosks, play a huge role in place-making, they bring life and activity to spaces, support local jobs and contribute to a sense of community ownership.

 

Supporting Pit Stop Café in Pooley Country Park

Last year we supported Pit Stop Café, located within Pooley Country Park with a new lease. The café, which is a uniquely housed tearoom, has since expanded its menu, seen customer numbers grow and developed an excellent social media following.

It’s a brilliant example of how the right business, in the right place, can bring energy and vibrancy to a community space.

We are proud to support assets across all of Warwickshire’s country parks. These parks are such important spaces for wellbeing, recreation, and local enterprise. We’re working to introduce new businesses to enhance the visitor experience – whether that’s food trucks, coffee vans, or unique seasonal offerings.

We have already seen real growth in footfall, and by securing new tenancy agreements, we are giving these businesses long-term certainty while allowing the County to reinvest in other services.

Looking ahead

We’re always thinking long-term, what does this space need to be in five, 10 or 20 years? How can we make sure it still serves the community, even as that community changes?

Every asset has a story. Our job is to make sure that story continues to reflect the needs and aspirations of the people who live, work and spend time there.

GEDA appointed to deliver Bulkington scheme

A development partnership has been announced which will see the delivery of up to 30 new homes in Bulkington.

Warwickshire Property and Development Group (WPDG) has appointed award-winning construction and civil engineering company GEDA to work on its latest residential scheme.

GEDA, headquartered in Northern Ireland, has been established in the Midlands from its office in Derbyshire for nearly 15 years.

The firm was selected following a tender process and will now work in partnership with WPDG to bring forward a Reserved Matters planning application for the scheme at Trent Road.

The residential scheme will include a mix of one, two, three and four-bedroom homes, including 25 per cent affordable housing to meet local needs.

Outline planning was approved for the site in December 2024 by Nuneaton and Bedworth Borough Council.

The sustainable homes will feature low-carbon technology, EV charging points and be ready for solar panel installation. The development will also boast LED street lighting and utilise sustainable materials.

Work on the new homes, pending the outcome of the Reserved Matters application, is expected to start in spring 2026

WPDG was established by Warwickshire County Council to realise the potential of its development sites, commercial buildings and mineral rights, including the delivery of affordable and market-priced homes across Warwickshire.

James Devereux, Finance Director at WPDG, said: “During the tender process we were looking to appoint an experienced residential property developer that had a strong track record of delivering developments of this scale.

“We’re pleased to be working with GEDA to bring this scheme to the next stage. They are an established company and have strong experience across the Midlands.

“This scheme is set to see the creation of important new homes for people in Bulkington and surrounding areas. It will make good use of Council owned land by delivering housing in line with local needs and supporting the development of a new community.”

Develop Warwickshire, a joint venture between Warwickshire County Council, Warwickshire Property and Development Group (WPDG) and Vistry Group, has already completed fifteen homes in Warton, just two years after receiving planning consent in February 2023 and is expecting to complete all 71 homes by the end of 2025.

The partnership was formed to accelerate projects and designed to enable the joint venture to be agile and move quickly with its plans to build an initial 2,000 homes across the county

In two years, it has achieved planning permissions across two sites for more than 600 homes, started work on those two sites, completed its first 15 homes and seen residents move in and supported 18 projects through its community fund.

Brookmill Meadows

Since achieving planning consent on its first scheme, Develop Warwickshire has celebrated the completion of fifteen homes at Brookmill Meadows in Warton, the start of work on its largest site Milby Meadows in Nuneaton and has seen a series of important community projects benefit from its community fund.

Brookmill Meadows, a development of 71 homes in Warton, North Warwickshire, was the first scheme to start on site and it welcomed its first residents in the summer of 2024, with work expected to be completed on all the homes later this year.

Samuel Ward was one of the first residents at the development. He said: “What drew us to this house was the size of the main bedroom as well as the windows. The ones in the kitchen are amazing – it’s gorgeous how much light they let in.”

Brookmill Meadows showhome opening

Work is also continuing at Milby Meadows, at Top Farm on the edge of Nuneaton, which when completed will comprise of 1,700 homes and create a new sustainable community.

Develop Warwickshire started work on the scheme last summer delivering a 1.5km link road which unlocked a £30 million Department for Education secondary school and work starting on the first 51 homes.

In December, plans for 479 homes in the second phase of delivery were approved which has now commenced onsite with sales office opening in May.

The scheme features a mix of property sizes, types and tenures, including 25 per cent designated as affordable housing to be managed by Platform Housing Group.

All homes built have high sustainability with timber framed construction, PV, EV Chargers, Waste Water Recovery and Air Source Heats pumps with the aim all homes are EPC A.

Start on site at Top Farm

Develop Warwickshire has also been having a positive impact on communities in North Warwickshire and Nuneaton by supporting local projects through its community fund.

A total of 18 projects have been awarded grant funding since it launched in December 2023, ranging from youth organisations and local schools to volunteer groups and community clubs.

Groups and organisations can apply for up to £2,000 grant funding or in-kind support, with the total annual fund comprised of £25,000 in cash and £25,000 work in-kind from the joint venture partners.

Nuneaton North Scout Group received grant funding. The group traces its roots back 110 years and includes 70 members and 15 leaders, with its leaders, trustee board and committee members all being volunteers.

It has been a fantastic experience working with the teams at WPDG and WCC, having a shared vision for new communities between all three parties really makes it an easy Joint Venture to be part off.

Clare Hearnden, Group Chairman, said: “We needed better access to the loft area which we use as an equipment store, as it was a real difficulty and would sometimes put us off hosting events which required the equipment stored up there.

“Through the grant, we have been able to expand the hatch and give the loft safe step access, which means that our young people and leaders can now safely access the area.”

WPDG was formed in 2021 by Warwickshire County Council to realise the full potential of the Council’s development sites, commercial buildings and mineral rights across the county.

Stuart Buckley, Managing Director at WPDG, said that Develop Warwickshire has had a strong start and is delivering exactly what the joint venture set out to do.

“We had ambitious plans when launching Develop Warwickshire and since achieving our first planning consent in February 2023, work has continued at pace to turn those plans into tangible results,” he said.

“Develop Warwickshire is efficiently delivering high-quality homes at scale across the region. The work so far has provided the foundations for sustainable communities across North Warwickshire and Nuneaton.

“This is only the beginning for the joint venture, with a third development in the pipeline and work continuing at Milby Meadows, as we continue to bring forward schemes which will provide long-term benefits to the County and its residents.”

Sucham Park fully-let after Green Tech Industries deal

A battery recycling and re-purposing business which is set to play a vital role in the sustainable circular green economy is opening a new testing site in Warwickshire.

Green Tech Industries Ltd has signed a five year lease on a 3,100 sq ft unit at Sucham Park as a base of operations to disassemble and test battery components.

Sucham Park is a 42,200 sq ft scheme from Warwickshire Property & Development Group (WPDG) and the deal with Green Tech Industries means that the nine-unit scheme is now fully let.

CEO Tony Booth founded the business after identifying a gap in the expanding green economy to support businesses with waste and recycling challenges.

Since 2018, he has been investing in the development of processes to strip batteries, repurpose and then recertify the components to sell back into the industry.

Booth, from Coventry, has extensive experience in motorsport and battery technology, including working with Williams Advanced Engineering setting up a battery factory in Coventry.

He said: “We are unique in our approach that we aren’t simply recycling batteries. We are looking to save parts that could still have more than 10 years of life in them.

“Green technology is one of the fastest growing industries in the UK, but that growth has outpaced the development of a circular economy of the technology.

“While the business already has a base to discharge batteries, our new site at Sucham Park will allow them to be dissembled and tested, before being sent on to be fixed and recertified for a second life.

“Sucham Park is in a strategic location in the middle of the UK and has excellent transport links. It is a secure site and near the automotive supply chain, positioning us well for future growth.”

Green Tech Industries expects to expand its workforce to ten members of staff as it ramps up operations and has agreed a deal for additional office space at Sucham Park to support its growing team.

WPDG has worked with Bromwich Hardy to market the units at Sucham Park and secure tenants. The development is now home to six businesses that occupy units ranging from 1,900 to 15,000 sq ft in size.

“At Sucham Park, we set out to provide high-quality small unit space to help innovative businesses grow and thrive in the region. We are proud that a diverse range of businesses are now operating from the site and after only a year since construction work completed all units have now been let, highlighting the clear demand for space of this size and type in Warwickshire.”

Councillor Peter Butlin, Deputy Leader of Warwickshire County Council and Portfolio Holder for Finance and Property, added: “Sucham Park has proven to be a much sought after location, supporting the expansion of local businesses and providing employment opportunities for local people.

“I extend a very warm welcome to Green Tech Industries Ltd as the final occupier who will be doing just that as they look to develop their operations. The fruits of the hard work of Warwickshire Property and Development Group, Wright Hassall and Bromwich Hardy are evident and on behalf of the County Council I pass on our thanks at the conclusion of this successful venture.”

Mark Booth, senior surveyor at Bromwich Hardy, said: “We are delighted to have found and agreed a deal with the sixth and final occupier at Sucham Park. The site sets the standards for the future with its impeccable green credentials and will allow all of those occupiers to thrive and grow.”

Andrew Jones, partner at Leamington law firm Wright Hassall, advised on the lease on behalf of WPDG.

He said: “We are delighted to have supported WPDG in getting the estate fully let within almost 12 months of its practical completion.

“It demonstrates that there is significant demand for these types of units in and around Warwickshire, and we are extremely pleased to have helped local SMEs to locate to the site.”
