Fusiliers Way takes centre stage at UKREiiF 2025

Plans to create a dynamic new commercial hub in Warwickshire – as part of a wider regeneration scheme – will be showcased at a major property forum.

Warwickshire Property & Development Group (WPDG), Warwickshire County Council’s arms-length property development company, will show off its vision for Fusiliers Way, located between Leamington Spa and Warwick, at UKREiiF in Leeds later this month.

The Fusiliers Way proposal will be central to WPDG’s promotional activity at UKREiiF, where it will join forces with Warwickshire County Council as one of the authority’s official partners.

The scheme would see the development of 16 units across 43,000 sq ft of commercial space to support SMEs and local businesses. Fifteen of the business units would range from 1,000 sq ft to 3,500 sq ft. The application, which has been submitted to Warwick District Council, also features the footprint for a larger 15,000 sq ft building.

Fusiliers Way aims to deliver high quality, sustainable and energy efficient units, built to BREEAM Very Good and EPC A standards.

Stuart Buckley, Managing Director at WPDG, said: “We’re looking forward to joining our partners at UKREiiF to highlight our recent successes and to showcase what we have coming up.

“After the success of our Sucham Park scheme in Southam we are pressing forward with a pipeline of sites that can provide high-quality space to support SMEs to grow and thrive in Warwickshire.

“We are expecting to start work this summer on our scheme at Fusiliers Way, which is part of a wider masterplan to create a mixed-use community in the area.

“Alongside our successful joint ventures, we are ramping up WPDG-led activity at two residential sites in the region– with two further direct delivery sites set to come through over the coming months.

“This means we are in a great position to meet with potential residential development partners and occupiers for our upcoming commercial schemes – and we hope to do this at UKREiiF.”

If approved, phase one of Fusiliers Way will provide purpose-built space for expanding businesses and start-ups in the area and help to create in the region of 85 jobs.

The second phase would seek to deliver a local centre to support the area’s growing neighbourhood and business community, including a convenience store, children’s day nursery and coffee shop.

WPDG is one of eight organisations across the public and private sectors that Invest Warwickshire, Warwickshire County Council’s inward investment team, will partner at UKREiiF, taking place from May 20 to 22. The partnerships will see each organisation involved in panel discussions Invest Warwickshire is hosting at UKREiiF, the UK’s largest real estate event and conference.

Mark Ryder, Executive Director for Communities at Warwickshire County Council, said: “Warwickshire is one of the most dynamic economic locations in the Midlands and the UK. The county is a popular destination for both UK and foreign direct investment, and the area is home to some of the most important commercial property developments such as Coventry & Warwick Giga Park, one of the eight UK Investment Zones, MIRA Technology Park South Site and major town centre opportunities like Transforming Nuneaton, Creative Quarter Leamington Spa and Rugby Town Centre.

“UKREiiF is a great opportunity for us to promote our partner organisation, Warwickshire Property Development Group and the new homes and SME commercial space being developed by them in the county, and Warwickshire County Council’s Property Infrastructure Fund, which can lend up to £10m to bring forward commercial development projects in support of growth and jobs.

“We also look forward to working with a range of partners, including Tritax Big Box, IM Properties and Stoford to promote new development opportunities in the county and local area at the event this year.”

WPDG was formed in 2021 and is delivering projects to realise the value and economic impact of Warwickshire County Council assets for the benefit of residents in Warwickshire.

Its first commercial development, a 42,200 sq ft industrial scheme in Southam, completed last year and is now 100 per cent let.

The Group is also delivering around 2,000 homes through its Develop Warwickshire joint venture with Vistry Group and WCC, and its own direct delivery.

New lease of life for Broomey Croft Farm

A former children’s farm in North Warwickshire is set for a new lease of life as a destination for dogs and their owners.

Broomey Croft Farm in Kingsbury will be transformed into a canine centre providing a new dog-friendly haven in the area.

It will feature dog exercising paddocks, walking routes, a farm shop selling local produce and will also be home to dog training business K9 Solutions.

The new canine centre will be run by Jarryd Bassett and Nathaniel Lewis after they signed a 10-year letting agreement for the land with Warwickshire County Council, through its managing agent Warwickshire Property Management Ltd (WPM).

Nathaniel owns and runs K9 Solutions and the dog training business is already operating from the farm, while work gets underway to create the new canine centre.

Jarryd and Nathaniel will also continue to operate the land as a working farm and have previous experience of managing smallholdings.

The pair are in the process of renovating the farmhouse on the site and will then set about work that will prepare the farm for visits from members of the public.

Plans include building turning paddocks in the fields for dog exercising, which will benefit dogs that get stressed on walks and who struggle with walking anxiety.

 

The new coffee and farm shops are anticipated to be welcoming their first customers by the end of the summer.

The coffee shop will include a space available for local community groups to hire and the shop will sell produce from Broomey Croft Farm and other farms in the local area.

Jarryd said: “Our goal when everything is up and running is to have a space for all of the local community to visit, with a focus on providing a safe and dog-friendly environment.

“We have lots of exciting plans in the works, including weekend fayres for local businesses and creators, and days where we encourage dog owners with specific breeds to visit us.

“We are working hard to get the farm in a position to open it back up to the public, after previously being a popular children’s farm, and we hope to be able to welcome our first visitors in the summer.”

Nathaniel added: “The coffee shop will be the first part that we open on the site, but we are already running the dog training business from the farm.

“It’s a brilliant space with a lot of potential. It’s a great location with good transport connections, meaning we are easy to reach whether bringing your dog to a training session, visiting for a cup of coffee in a relaxing setting or enjoying a walk around the site.

“This will be a business and attraction rooted in the local community.”

WPM is part of Warwickshire Property & Development Group (WPDG), which manages lettings on hundreds of Warwickshire County Council-owned properties.

Mandeep Padan, Asset Manager at WPDG, said: “When we went out to market with the opportunity to lease this farm, we were looking for tenants that would embrace the local community and bring something new to the area.

“Jarryd and Nathaniel’s business case is amazing, it really stood out and it was clear to see how passionate they were about their plans for Broomey Croft Farm.

“We’re pleased to have worked with them to complete the lease agreement and play a part in the bright new future of the farm.”

Chloe Britton joins development team

Chloe Britton has joined Warwickshire Property & Development Group (WPDG) as a Senior Development Manager.

She is a property professional with more than 10 years’ experience in a variety of property matters including Section 106 tenders, land and property acquisitions, retrofit, demolition and housing delivery.

From her previous position at Rugby Borough Council, Chloe has built a strong expertise in social and affordable housing delivery and acquisitions, and will be working across retail, residential and commercial developments at WPDG.

WPDG was launched by Warwickshire County Council to realise the full potential of the Council’s development sites, commercial buildings and mineral rights across Warwickshire.

Chloe said: “This is a great opportunity for me to move into a senior role and work in a fast-paced environment, which is exactly what I thrive in.

“There is already a brilliant team in place. I look forward to bringing to the table my affordable housing expertise and experience with local authorities to ensure homes are delivered and sold to the right standards and correct specifications.

“In just three years, the growth of WPDG has been remarkable. It’s an exciting time to be joining WPDG and supporting the next stage of its development.”
