Develop Warwickshire launches community fund

A year after it was formed, a joint venture has launched a new community fund to support projects in North Warwickshire and Nuneaton.

Develop Warwickshire has opened its new £50,000 community fund and it has now supported its inaugural project in Warton.

The annual grant fund is comprised of £25,000 in cash and £25,000 work in kind from the joint venture partners. It will support a range of projects in the area, the first being the installation five new park benches at Warton Recreation Ground.

Develop Warwickshire was formed in December 2022 and is a joint venture between Countryside Partnerships, Warwickshire Property and Development Group (WPDG) and Warwickshire County Council.

The fund has also made a £1,000 donation to support the 2024 Warton Carnival as the joint venture continues its commitment to support the community in the village.

The benches have been funded through a combination of grant funding from Warwickshire County Council and community fundraising, with the top five donors recognised in commemorative plaques.

Develop Warwickshire’s Community Fund has funded the installation of the five large benches.

Julie Holden, on behalf of the Warton Picnic Bench Group, said: “We have needed an upgrade of benches in the park for a couple of years, and the support from Develop Warwickshire is the final piece of the puzzle to enable this to happen.

“The work to install the benches is very valuable for a small community like Warton. We would also like to thank Develop Warwickshire for the generous donation which will support our forthcoming carnival in June next year.”

Develop Warwickshire is developing 71 new homes in Warton, including 40 per cent affordable housing.

Brookmill Meadows is the first development from the joint venture and the first homes are expected to be completed in early 2024.

The on-site team have been working with schools in the area for educational visits to the site, providing an insight into health and safety, the benefits of apprenticeships and career opportunities in construction.

Organisations and community groups from across North Warwickshire and Nuneaton will be able to apply for grants from the Develop Warwickshire Community Fund.

Stuart Buckley, Managing Director of WDPG, said: “We are proud to be launching this new fund which we hope will make a real difference to communities in Nuneaton and North Warwickshire.

“Every year we will be supporting a range of projects through this fund. Work is progressing well at Brookmill Meadows and the donations are part of our commitment to supporting the community in Warton.”

New 35-year lease agreed for Arc School, Old Arley

A school in Old Arley village has agreed a new 35-year lease which will allow it to carry out a long-term programme of investment to its specialist facilities.

Arc School Old Arley, which is part of Kedleston Group, provides vital school placements for children aged seven to sixteen with additional educational needs.

It has agreed a new long-term lease to remain at its current site with Warwickshire County Council, through its managing agent Warwickshire Property Management Ltd (WPM).

Arc School Old Arley moved to the current site in autumn 2015 and provides a nurturing environment for children with social, emotional and mental health difficulties and associated conditions.

The new lease will allow the school to pursue a programme of investment, improvements and upgrades across the site, with the certainty that they will remain at the site on Ansley Lane for at least 35 years.

Its current site was originally built as a primary school in 1912.

Kedleston Group was founded in 2006 and provides high-quality schooling and care environments for the children the traditional system does not work for. The group now includes 19 schools and homes across England.

Paul Brosnan, CEO of Kedleston Group, said:

Our school plays an important role for children and their families both locally and in the wider Warwickshire community.

Over the coming years, the extended lease agreed with Warwickshire County Council will allow us to continue to invest in Arc School Old Arley and to carry out a long-term programme of upgrades to the school’s specialist facilities, something which will benefit pupils now and into the future.

We are extremely proud to be part of the local community and are grateful for their on-going support.

During the lease extension process, we were greatly appreciative of the co-operation and understanding from the County Council and its partners, particularly Warwickshire Property Management, who were sensitive to our needs and more particularly the needs of our pupils, their families and our colleagues.

We would particularly like to thank Councillor Margaret Bell at Warwickshire County Council, Portfolio Holder for Adult Social Care and Health and who is also a local District Councillor, for her assistance, which was greatly appreciated.

WPM is part of Warwickshire Property & Development Group (WPDG), which manages the lettings on hundreds of Warwickshire County Council-owned properties.

Paul Blennerhassett, Senior Asset Manager at WPM, said:

We are delighted to have been able to be complete this long-term lease on behalf of Warwickshire County Council which will give Kedleston Group the security needed to proceed with its planned programme of upgrades.

The lease also includes a licence for alterations which will enable the school to easily carry out works across the school site.

Arc School Old Arley provides important educational provision for the county and we were pleased to work with Kedleston Group to help secure its long-term future in Warwickshire.

Delivering commercial developments to meet business needs

Warwickshire Property & Development Group (WPDG) is nearing completion of its first commercial development – Sucham Park in Southam.

The 42,000 sq ft scheme is delivering nine commercial units, ranging in size from between 1,900 and 15,000 sq ft.

MCS Group has been completing the construction project on behalf of WPDG.

Rob Andrews, Head of Development at WPDG, looks ahead to the completion of the scheme and the economic benefit it will bring to Southam.


Sucham Park was the very first scheme that started on site after the formation of WPDG and we are very excited to soon be able to celebrate its completion.

We were formed to ensure that the Council’s land holding achieves its economic potential and brings benefit to local communities – the jobs that Sucham Park is set to create at Holywell Business Park is an example of that.

The site which is now home to the development has been vacant for many years and is the last remaining development plot in the area.

We achieved planning consent just a year ago and in that 12 months we have transformed the site into an industrial scheme which is providing high-quality space for businesses of a range of sizes.

It’s safe to say that we have come a long way, and that the completion of our first direct delivery project is a major milestone for all of us at WPDG.

We started on site in March and the strength of partnership with MCS has led to the scheme being delivered in just eight months.

As part of this development we were keen that the economic benefit stayed in the region at every stage of the process, so working with Warwick-based MCS ticked all of those boxes.

The development has already generated local employment in the build, and is set to generate 100 more new jobs when it is fully-occupied.

After this success, we are in a position now where we will be able to roll out that delivery model on multiple other occasions.

Across the county there is a lack of commercial development being brought forward of this scale and size.

There is a need that exists across the county, in Southam and other districts and boroughs, for more high quality small unit space for businesses.

This has been reflected in the interest we have seen in the units since they hit the market, and we were proud to be able to announce RMF Installation and Services as the first tenant earlier this year.

We look forward to welcoming RMF to Sucham Park when it is completed.

We have been working closely with Bromwich Hardy on lettings for the space, and for every unit there have been constant enquiries and multiple viewings.

High-quality space is difficult to come by for businesses and for too long the market has had to accept poor quality accommodation. The energy-efficient build has also proved popular among potential tenants, particularly with the 10 electric vehicle charging points and roof mounted PV. Our fabric first approach has achieved high levels of air permeability with the buildings achieving an EPC rating of A.

Sucham Park is a scheme which will help businesses to grow and thrive right here in Warwickshire, while also strengthening Southam’s industrial offer.

We are confident that in the next couple of months the space at Sucham Park will be fully-let, and we are expecting to be able to announce further tenants in the very near future.

We will continue to work to drive added value across the Council’s land portfolio, but we are also in the market for new opportunities and willing to speak with land owners regarding any potential development sites.
